About Our Services

Garrison Capital Corp., operating as Open Financial | FSRA Mortgage Brokerage Licence #13362. We provide mortgage brokerage services including rate comparison, lender matching, application processing, and mortgage advice.

Our services are available to residents of Canada who are of legal age in their province of residence. We act as an intermediary between borrowers and lenders. We are not a lender ourselves.

No Guarantee of Approval

Mortgage pricing and availability are file-specific. Rate, APR, fees, available loan-to-value, approval, and funding timing depend on lender underwriting, property, location, mortgage position, title, valuation, documents, and legal readiness. Nothing on this website is a commitment to lend, approve, insure, or fund a mortgage.

Open Rates market information

Open Rates by Open Financial provides access to a reviewed public index of Canadian lender profiles, products, and published rate options. Results are potential market options for general information. They are not financial or legal advice, a suitability determination, an approval, an underwriting decision, a rate guarantee, a commitment, or an application submission.

Lender criteria, rates, availability, effective dates, and expiry dates may change without notice. The lender's current published material and any formal commitment remain authoritative. You must verify current information with the lender or a licensed mortgage professional before relying on a result.

Do not provide Open Rates with names, contact information, addresses, documents, account identifiers, credit reports, or other borrower-identifying information. Its search tools are intended for coarse market criteria only.

Any invitation to ask Open Financial for help is optional and appears only when you explicitly request professional help. Following that link does not submit an application. Brokerage contact begins only if you choose what information to provide and submit the separate contact consent on our website.

Your Responsibilities

When using our services, you agree to:

Our services are provided at no direct cost to borrowers in most cases. We are compensated by lenders through finder's fees or trailer commissions. In certain situations involving complex files or alternative lending arrangements, a broker fee may apply. You will always be informed of any fees before they are incurred.

Intellectual Property

All content on the Open Financial website, including text, images, logos, and design, is the property of Garrison Capital Corp. and protected by Canadian copyright law. You may not reproduce, distribute, or create derivative works without our written permission.

Website Use

Our website is provided for informational purposes and to facilitate mortgage applications. You agree not to:
