This Privacy Policy explains how we collect, use, disclose, and safeguard your information when you visit our website or use our mortgage brokerage services.

We collect information that you provide directly to us, including:

• Submit your application to lenders on your behalf

Contact and Marketing Choices

When you submit a mortgage or financing intake, the required contact permission allows us to respond to that specific request and to use or disclose the file information as reasonably necessary to assess it. It is not permission for future marketing.

Any consent to receive future mortgage updates by email or SMS is separate, optional, and unchecked by default. You may withdraw that marketing consent or unsubscribe at any time without affecting our ability to respond to an intake you already submitted.

Information Sharing

We share your personal information only in the following circumstances:

• Lenders: We share your application information with lenders to obtain mortgage offers on your behalf. We only submit to lenders you have been informed about.
• Service providers: We may share information with third-party service providers who assist us in operating our business (credit bureaus, legal services, appraisers).
• Legal requirements: We may disclose information when required by law, regulation, or legal process.

We do not sell your personal information to third parties.

Data Security

We implement appropriate technical and organizational measures to protect your personal information against unauthorized access, alteration, disclosure, or destruction. This includes encryption of sensitive data, secure servers, and access controls.

Your Rights

Under Canadian privacy law (PIPEDA), you have the right to:

• Request correction of inaccurate information

Cookies and Analytics

With your permission, our website uses Google Analytics 4 (GA4) and Microsoft Clarity to understand website traffic and how visitors interact with public pages. These services may collect device, browser, approximate location, privacy-sanitized page and campaign details, and interaction data. Clarity may create masked heatmaps and session recordings.

Optional first-party website analytics, GA4, and Clarity are off until you select "Allow analytics." Global Privacy Control keeps them off. GA4 and Clarity are also disabled on application, contact, and financial routes; the Open Rates help form uses only the minimized first-party lifecycle lane described below after analytics permission. We do not intentionally send mortgage form fields, names, email addresses, or phone numbers through analytics. Microsoft advertising tags are not enabled.

You may decline or withdraw analytics permission at any time through the "Privacy choices" control. Browser controls and available analytics opt-out tools can also limit collection. Google and Microsoft may process analytics data outside Canada. Learn more in the Microsoft Privacy Statement.

Open Rates and lender-market analytics

Open Rates by Open Financial is a plugin that searches a reviewed public index of Canadian mortgage lender profiles, products, and published rate options. It is designed for coarse, non-identifying market searches and does not need names, contact details, addresses, account identifiers, documents, credit reports, or chat transcripts.

Open Rates search analytics are off by default. When a person explicitly chooses to share anonymous market insights, we may record broad, non-identifying search categories, the public options returned, result counts, freshness, and missing-coverage information. We use these minimized events to understand market interest and improve lender, product, and rate coverage. We do not use them to approve, underwrite, price, or rank an identified person.

Open Rates may also offer an optional link to ask Open Financial for professional help. With analytics permission, the website may record limited handoff steps such as landing, starting, leaving, or submitting, together with the broad market context carried by the link. These analytics do not include contact details, form answers, exact financial values, lender or product selections, or the raw search question. Anonymous Open Rates search analytics remain separate from a contact request later submitted to Open Financial.

Information typed into a contact form is submitted only after the person reviews the request and provides the required contact consent. Optional future marketing consent remains separate.

How long we keep information

We retain personal information only as long as reasonably necessary for the purposes described in this policy and to meet applicable legal and regulatory obligations. Raw website session and attribution analytics may be retained for up to seven years. Mortgage application and customer records follow the retention requirements that apply to our business and services. We may retain aggregated or de-identified statistics when they no longer identify an individual.
